Is two fold, you may take advantage of one or both of my areas of expertise. In short they are
- sourcing value added properties. That is properties priced well below their value, ones that if rented would either break even or give positive cash flow. Not only would they pay 'dividends' each month, but there is implied equity either immediately or when the market rebounds. Receive regular income and enjoy massive capital gains on resale in the future.
- sourcing homes with green features. That is finding or creating properties that embody environmentally sustainable form and function as well as being healthy to live in and energy efficient to run.
Value added properties are ones priced aggressively sourced either active on the market, available for short pay, in notice of default, at trustee sale or REO/foreclosure. Now that the American market has softened it is possible to find properties that are able to cash flow positively. For the first time in years, it is possible to buy intelligent investment properties. Many agents are either unqualified or unwilling to find these properties for their clients. Alternatively, I gain much pleasure in seeing my clients build a portfolio of fabulous homes and investment properties. The market for these aggressively priced properties changes every second of every day. In order to give you real time information on what is available it is necessary that we communicate directly. My second goal is to help you find properties for sale that meet some or all of the 'green' or 'sustainable' criteria, both in building and operation.
These features include an array of the following:
- Deconstruction Vs Demolition
- Reclaimed or reused materials from a previous building, or materials derived from an easily renewable source.
- Low or zero voc paint.
- Passive or low-use energy systems, such as solar panels, skylights and low-voltage lighting.
- Sensitive site orientation such that catches the winter sun, yet serves to block the more harsh summer sun.
- Durable, healthy, sustainably sourced building materials.
- Non-toxic building materials improving indoor air quality and health
- Permeable paving
- Zero water use gardens
- Landscaping with deciduous plants to aid/block solar gain.
This is just a brief selection of features that can be added to infinitum. Not every home will embody all features. The hope is that we are making choices in the direction of homes that are healthier for us to live in, cheaper to operate on a daily basis and kinder to the planet on which we live.
